As we head into late summer, now is the time to ensure your home in Delaware or Pennsylvania has had a proper check-up. Due to rising temperatures during these warmer months, you'll want to make sure your cooling system is in working order in addition to conducting an energy audit. Once these tasks have been completed at your home in Delaware or Pennsylvania, you can enjoy the rest of the summer with few problems in sight!

Start an Energy Audit
Not as difficult as it sounds! Simply pick up a notepad and walk around your home looking for places energy might be able to escape. It has been said that a Delaware and Pennsylvania homeowner can save approximately 20% on heating and cooling bills just by plugging leaks, so take note of any cracks or gaps you see around the property. Doing an energy audit now before the cooler weather comes can save you a great deal of money in the long run.

Clean the Patio
Have you been enjoying your home's outdoor space this summer? While you're cleaning the rest of your home, give the patio a good sweeping and plan a quick spruce simply by cleaning the furniture! First, remove any cushions or pillows, washing those that are machine-safe, and spray down the furniture. The following recipe can be used to deep clean patio furniture:

2/3 cup trisodium phosphate (TSP)
1/3 cup laundry soap powder
A quart of bleach
Three quarts of warm water

Clean the Walks
Over the summer, your sidewalks and driveway can begin to show signs of wear, as well as accumulate dirt and grime. You can easily rinse these away by renting a power washer. It's important while you're cleaning the sidewalks and driveway to be sure the water is running away from the foundation— if not, look for any cracks or gaps where water could seep into your Delaware and Pennsylvania home. If a problem arises, it might be wise to contact a home inspector.

2017 Memorial Day Events in Greater Wilmington DE

It's hard to believe Memorial Day weekend is already here! It's time to start up the grill, head outdoors and enjoy the summer season (and weather!) that's ahead of us! But let's start with this weekend— there are dozens of events to attend in the Greater Wilmington DE area, from parades to farmers markets and veteran discounted days at the museum.

Come watch a canon firing presentation in the powder yard at 1 PM, 2 PM or 3 PM. Admission is free for military veterans.

The summer season at Longwood will include the return of the popular Fireworks & Fountains show. Each night has a different theme and music for the amazing display that will illuminate the night sky!

Memorial Day Parade
Monday, May 29, 2017; 10 AM
Kennett Square PA

Don't miss Kennett Square's biggest parade of the year! The route will begin at Kennett High School, heading to East South Street, South Union Street to East Cypress Street, South Broad Street to West State Street, North Union Street to the Union Hill Cemetery. The parade will last about an hour and feature over 1,000 participants!

Fourth of July Events and Fireworks in Wilmington DE!

The time is here yet again! Wilmington DE and Southeastern PA will soon celebrate Independence Day on July 4 and there are dozens of fun-filled events and fireworks planned for the community! The KG Home Team has included a sampling below so you can look forward to kicking off your long, holiday weekend the right way!

Town of Elsmere Independence Day CelebrationJuly 2, 2016; Fairgrounds Park in Wilmington DE, Dusk. Join the Town of Elsmere for their annual Fourth of July celebration! The free fireworks show begins at dusk.

Wilmington Blue Rocks vs. Winston-Salem DashJuly 2, 2016; Daniel S. Frawley Stadium in Wilmington DE, 7 PM. It doesn't get much more American than baseball, hot dogs, and patriotic music! This special game will also honor local heroes!

Freedom FestJuly 2, 2016; Nottingham County Park in Nottingham PA, 6 PM to 11 PM. Plan to enjoy an Independence Day weekend concert, food vendors, kids activities, as well as fireworks at dusk. Cost is $10 to attend.

Summer Spectacular at Longwood, Through September 5, 2016; Longwood Gardens in Kennett Square PA, 9 AM to 6 PM. Visit Longwood during all of its summer splendor, including aquatic plants from all over the world, cool shady groves, and miles of trails in the Meadow Garden.

4th of July FireworksJuly 4, 2016; University of Delaware Athletics in Newark DE, 6 PM to 10:30 PM. This free local Fourth of July event will include fun, games, fireworks and more!

Phoenixville Independence Day FireworksJuly 4, 2016; Friendship Field in Phoenixville PA, Dusk.

Tredyffrin Township Annual 4th of July CelebrationJuly 4, 2016; Wilson Farm Park in Chesterbrook PA, 7 PM. Music begins at 7 PM in Wilson Farm Park, continuing on through 9:15 PM, with fireworks at dusk. Free to attend.

Wilmington's 4th of July CelebrationJuly 4, 2016; Tubman-Garrett Riverfront Park in Wilmington DE, 2 PM. This free event lasts all afternoon long and celebrates our nation's independence along the Christina River! Enjoy live music, food, wine and craft beer, local vendors, activities for the kids, as well as a fireworks show at the end of the night!

Hockessin 4th of July CelebrationJuly 4, 2016; Old Lancaster Pike in Hockessin DE, 3 PM. This day-long celebration begins at 3 PM with a Fourth of July parade down Old Lancaster Pike, complete with floats, music and more. Also back this year is the 2nd Annual Great American Gut Buster Food Devouring Spectacle by 2 Fat Guys American Grill. The fireworks display begins at dusk and can be seen from all over Hockessin. 

30th Firecracker 5K Run/WalkJuly 4, 2016; Rockford Park in Wilmington DE, 7:30 AM. Start your holiday off with a 5K Run/Walk beginning in Rockford Park and continuing to Greenville, before finishing back in Rockford Park.

2016 Memorial Day Events in Wilmington DE and Southeastern PA

Can you believe Memorial Day is here? For many in Greater Wilmington and Southeastern Pennsylvania, that means the unofficial beginning of summer, gatherings with friends and family, a long weekend of barbecues and beach time! 

But no matter the time of year, Greater Wilmington and Southeastern PA always have a jam-packed calendar of fun events for both residents and visitors alike and as your local real estate experts, we are sharing a few with you below!

Wilmington and Western Railroad 50th Anniversary Weekend. May 28-30, 2016; Wilmington DE. This Memorial Day weekend, the Wilmington and Western Railroad will celebrate its 50th anniversary with double-headed train rides, locomotive dedication, and member's reunion, to name a few!

Riverwalk Mini Golf. Wilmington Riverwalk, Wilmington DE. This 18-hole miniature golf course is now open along Wilmington's Riverfront!

Memorial Day Music Festival. May 28-30, 2016; Chaddsford Winery, Chadds Ford PA. A three-day weekend full of wine, food, music and fun! There will be back-to-back bands and a selection of favorite food trucks on site!

Hagley Honors Our Vets. May 30, 2016; 10 AM to 4 PM; Hagley Museum, Wilmington DE. The Hagley Museum will be offering free admission to all military veterans as well as active military and their families all Memorial Day long.

Wilmington Memorial Day Parade. May 30, 2016; From Red Oak Rd to Franklin St on Delaware Ave; Wilmington DE. The City of Wilmington gathers for a parade to honor and observes our veterans.

Oxford Memorial Day Parade. May 30, 2016; 10 AM. South Street to Cemetery, Oxford PA. 

Kennett Square Memorial Day Parade. May 30, 2016; 9 AM. Downtown Kennett Square PA. This year's annual parade in the Borough of Kennett Square will feature bands, military, local businesses and re-enactors!

Spring Blooms at Longwood Gardens. Through June 3, 2016; Kennett Square PA. Take in the beautiful spring landscape before summer arrives at Longwood Gardens! Here you will find flowering trees, daffodils, over 200,000 tulips— all in bright, spring colors!

Homebuyer Practices for Wilmington DE Open Houses

Summer is a busy time in the real estate market, with Wilmington DE homebuyers taking the time to tour homes for sale through open houses. However, if you're a first-time homebuyer, you may not know how to act at an open house. Don't worry! Like any aspect of Delaware real estate, there are guidelines to follow as you visit them this summer, but we're here to walk you through it!

As you head out to visit available properties in New Castle County this year, keep the following tips in mind to practice smart homebuyer etiquette and soon you'll be a pro!

Watch the other homebuyers
Take note of your surroundings as you visit open houses in Wilmington and Newark, watching the other homebuyers and listening. You can tell a lot about a home if you see other buyers leaving quickly without taking the time to explore. Are they finding issues? Is the home not in great shape? On the other hand, if buyers are sticking around to ask questions, that can mean great things!

Feel out the market
Visiting open houses is one way to get a feel for the real estate market without committing. In addition to mortgage calculators, online home searches and researching local real estate news, open houses can help you learn more about how homes are priced in the area, what homes in your price range may look like and how quickly they're selling. Open houses are also an excellent way to start a relationship with a real estate agent.

Ask questions
As you tour Wilmington area homes, do not be afraid to ask questions! The real estate agent present at the open house is there to answer your questions about the property, from taxes to operating systems to neighborhood and more. Remember, they have a direct line to the seller and often know more about the home than anyone. You can also make a list of questions to ask through your own agent, but regardless, ask away!

Visit as many open houses as you can while you prepare to buy a home in New Castle County! You don't need to be committed at the time, but simply listening and watching other homebuyers can really help you get a feel for the market

How to Prepare Your Wilmington, DE Home for Stormy Weather

As excited as we are about the warm, summer temperatures that have just arrived, the season also tends to bring its fair share of storms. Certain parts of the country are already experiencing bouts of bad weather and therefore, it's prime time to prepare your home in Wilmington, DE for any that may be coming our way.

Take this weekend to check off the following on your storm prep to-do list. With these tips, you can both secure your home and avoid any surprises that can come from Mother Nature this summer.

  • Emergency plan. Draft an "emergency plan" with any notes or procedures your family should follow in case of inclement weather. Designate a room in which everyone should meet during a storm.
     
  • Make repairs. Secure all broken or loose fence posts, reattach gutters or shutters. The last thing you want is for strong winds to blow these into your home or cause damage to your vehicles.
     
  • Secure landscaping. Broken or loose tree limbs should be hauled away now before the storm season gets underway.
     
  • Protect electronics. Install surge protectors for your expensive electronics and appliances as a lightening strike can quickly destroy them. 
     
  • Create a storm kit. Gather flashlights, batteries, bottled water, snacks and a weather radio and place in your designated storm room for safe keeping.
     
  • Prep for insurance claims. Take digital photos of your home, valuable, vehicles and the like to keep off site for potential insurance claims down the road.
     
  • Store vehicles and furniture. Bring outdoor furniture into storage or secure it on your patio. Also, bring all vehicles into your garage to avoid storm damage.

Summer is such a fun season in Wilmington and Newark, Delaware, with sunshine, events at the Riverfront and more time for enjoying recreational activities. Don't let storms get in the way of your enjoying the summer or your new home in New Castle County

Performance art was made popular in the mid 1960's and has grown over the past few decades to include music, theater, technology, dance and most importantly, audience participation. This is an interactive event that goes hand-in-hand with the Museum's "Performance Now" showing. This historical view of performance art will be available nearly all day Saturday and involves artists like Chris Burden, Dan Graham, Joan Jonas, Paul McCarthy, Yoko Ono, and Carolee Schneemann to really showcase the movement.

Kick off Father's Day weekend early with a performance of Little Shop of Horrors by the Wilmington Drama League.
