I first used the Kat Geralis Home Team for my first home purchase in 2016. I had such a positive experience that worked with Kat again on the recent sale of that home and purchase on a new home. "My wife and I were very specific in what kind of house and yard we wanted. We were not in a hurry and could afford to spend the time looking for just the right place. I told her that at the beginning of our search, recognizing that we may not be an ideal client because of our narrow focus. "We purchased our Delaware refurb at the peak of the market in 2006 for over $200,000. Six years and three children later, we made the decision to move back to my husband’s home country to be closer to family, but our hands seemed tied to our now underwater mortgage. Like so many of our friends, we felt completely stuck - throwing money at a house that would never reach the value we paid for (let alone put into) it. We were discouraged to say the least. Hopelessly stagnant in real estate limbo.

After doing quite a bit of research on the matter, we sought out and interviewed a handful of realtors. Some we just didn’t seem to “click” with, others seemed to have little local knowledge (one of which was convinced we could sell our home for a little over what we still owed - $189,900 - even though similar houses in our area were going for at least $40k and $50k less) and pretty much everyone we spoke with was looking to charge an arm and a leg in closing fees which would have been a huge financial blow after factoring in any loss on the house. None of the realtors we spoke with seemed to have any sound background on short selling and, because our property was so underwater, we felt it was really the only option. A couple of the realtors even discouraged us from going that route with no clear cut answer as to why and most recommended that, instead of selling, we should rent the property out until the market improved. Not to say that renting wasn’t a reasonable alternative – but it was never an option for us. With things being so uncertain in our transatlantic transition, we would have hated getting into a situation where we were tenant-less and still having to commit to a mortgage on a house we no longer lived in. We just wanted to completely cut ties and start fresh. All we needed was to find an honest, knowledgeable and affordable realtor to guide and support us through the process so that we not only had peace of mind but a bit of money left in our pockets to help us start over with.

After several failed attempts at finding this “perfect realtor” we began scouring the net for another potential interview. We decided to focus primarily on web reviews, when we stumbled upon Kat’s page all a glimmer with positive feedback and recommendations from past and present clients. Her credentials were impressive and encouraging, so we sent her an email with a bit of background to see if she’d be willing to take us on. She replied almost immediately; confident she could assist us in our unique situation. Our first in-home interview with her was very comfortable and relaxed. It was more than evident in the first five minutes that she knew exactly what she was talking about and, although her recommended listing price confirmed our fears that there was no way that we could afford to pay off the remainder of our loan under a traditional sale, it was a realistic price, backed by local knowledge and accurate research. As she specializes in short sale arrangements, she was more than happy to walk us through the process. It was just the break we needed to start the ball rolling.

Obviously one of the criteria for a short sale is hardship – and we were concerned that, as we were still capable of paying our monthly mortgage and weren't under any impending financial distress, the bank wouldn’t allow us to qualify. Kat was confident, however, that our need to move in order to raise our small children within a more supportive family environment was more than enough reason to proceed. Though there was still no guarantee of bank approval, we were optimistic that with her guidance, we had a pretty good shot of seeing things through.

I’m a bit of a control freak, so putting something of this magnitude in someone else’s hands was a huge and continual stress for me. Kat is one of the most laid back workaholics I’ve ever met. Always easily approachable, quick to respond to questions and/or steer us in the right direction. When we’d first listed, I was adamant that we should have an open house but Kat advised against it, and she was absolutely right. She was honest and straight forward while still maintaining a sensitive approach; acknowledging and addressing each and every one of our concerns along the way with professional finesse.

We marketed the house in fall of 2012 and had two back-to-back offers within just eight weeks of listing. Unfortunately, due to unforeseen circumstances – the first buyer had to pull out of the sale. It was early December and we were already knee deep in the midst of organizing the rest of our move overseas. We were frantic – I’d already started my non-refundable, time sensitive emigration visa and we were now faced with having to remarket only a couple of weeks before Christmas. Kat was very supportive and pulled in viewings left, right and center. We made sure we remained as accommodating as possible – even allowing for double showings on New Year’s day. Thankfully, her perseverance and our flexibility totally paid off when we were rewarded with two back-to-back offers in the first week of January.

We were cautiously optimistic, still having to rely on approval from the bank before we could really breathe a sigh of relief. We were very fortunate that Kat and her team work alongside, Laura DeTeodoro Ventresca, a real estate paralegal who offers independent short sale assistance. Between her and Kat tag teaming and negotiating with the bank on our behalf – we received a congratulatory letter from Bank of America on January 10th to say that they accepted the offer, waived all of our remaining debt (which was in excess of $70k including closing costs) AND offered us relocation assistance under the HAFA program. We were stunned! Not only did we avoid having to pay a dime out of our own money to see this beast through to fruition – but THEY gave US money!

After seven months of ups and downs, we are happy to report that we officially signed on the dotted line last month and are finally free from the burden of our underwater mortgage. Overall we had eighteen (!) total showings and four solid offers in less than a five month period. We have friends who put their house on the market at the same time we did but pulled out only a month into it after not having received a single showing. If this process has opened our eyes to anything, it’s that you need the right foundation and the backing and support of a reliable team to ensure a successful outcome.

Short selling our home on top of organizing a transatlantic move with three children under three has been an incredibly stressful process – the most stressful we’ve ever encountered, but having someone we could rely on to get things done, who was in constant communication and had our back throughout, was essential for getting us to where we are now.

We would (and have) highly recommend Kat and her team of professionals to anyone and everyone who is looking to buy or sell their home, short sale or otherwise. She is knowledgeable, resourceful, hard working, efficient, communicative, steadfast and informative. We honestly don’t know what we would have done without her guidance throughout this process.
