Updated Delaware and Pennsylvania Real Estate Market Stats

It's time for another Delaware and Pennsylvania real estate market update! As you may have realized, homebuyer activity is still high in Delaware and Pennsylvania, home values are rising, and inventory is still hovering around the lower end of the real estate spectrum. If you have questions about the market where you live, it is always best to contact your agent for an up-to-date snapshot of the market. For the second quarter of 2018, there were 1,833 homes for sale— a 24.5 percent decrease in inventory from the same time last year. But keep in mind, the lower inventory trend is not just happening here in Delaware and Pennsylvania; this is something we're seeing nationwide! The median sales price saw a 2.2 percent increase—which is new to the market—rising to $230,000 and the number of home sales dipped slightly by 1.4 percent for a total of 2,081 total closed sales in Q2. 

The average sales price in New Castle County for the second quarter was $256,046, a 2.4 percent increase from this time last year! This is also a change from what we've been seeing in the market, so make note home sellers! The percentage of the original price received also saw a 1 percent increase in Q2, coming in at 97 percent!

Inventory for the second quarter of 2018 posted a 26.5 percent drop from the previous year, totaling a 3.1 months supply— so keep in mind, homeowners, that now is a great time to considering selling your home!

That means washing windows, power washing siding, and even the driveway, trimming bushes, and picking up sticks in the yard. Hide the A/C unit
If the rest of your Delaware or Chester County PA home is up to par on style and decor, one task left is hiding eyesores like your air conditioning unit and trash cans. Consider adding a lattice box around the A/C to better mask it from the curb or placing your trash cans in the garage or behind a fence to keep them out of sight.

Spring is just around the corner here in the Greater Wilmington DE area and many buyers will soon make a break for the real estate market, ready to find their dream home. And while of course you have a variety of options when it comes to what your new home will include—open concept, updated kitchen, large backyard, extra storage space—there are ultimately two types of properties to choose from: Existing and New Construction.

Existing homes may have the character you're looking due to their age, but if you ultimately decide that a new construction home in Wilmington DE or Southeastern PA would be the best fit, there are a few things you should note.

There are not always in the MLS
As a buyer, you may not know that new construction homes cannot always be found in the MLS, or the real estate websites you use to search for available properties. Builders often have a team working on-site and advertise through local media to get the word out about their homes. If you have decided on a new construction home, let your real estate agent know so they can round up the best options for you!

Early discounts might be available
Depending on where you come in on the sales process, you may find that a builder is happy to offer you a discount or lower price on a property in order to meet their quota and drive future sales. However, don't be distracted too much by the lower price as you are then locked in to the project and may risk losing your down payment should you decide to cancel the transaction before the build actually begins.

Upgrade discounts may also be available
As I mentioned above, certain points in the sales process may allow buyers to negotiate easier. For instance, toward the end of the building project, builders are often more willing to compromise in order to wrap up their sales. A lower sales price may not be in the cards, but they may offer you an upgrade discount where you are able to choose a pricer finish like hardwood flooring or stainless appliances instead of standard finishes. Depending on what you choose, the upgrades could make for a better deal than an initial drop in price!

You will need an edge to land the property over those cash buyers and below are a few ways for you to do just that:

Be straightforward about your finances
Sellers often accept cash deals as every aspect of the transaction is laid out on the table for them to see. As a buyer with financing, it is essential that you do the same if you are to compete with cash buyers. Be straightforward with your finances— provide a pre-approval letter, allow your lender to provide financial details with your offer so the seller can feel confident in accepting it. Documents like bank statements and credit reports can allow the seller to see exactly what you have to back up your offer and feel it is just as sound as a cash offer.

Speed up the loan process
Ask your lender how quickly they can turn around the loan as many cash deals close quickly without having to go through this step. In some scenarios, loans can be turned around in as little as 14 days. Even better, if you can speed up the appraisal contingency and get the appraiser to the property fast, sellers may be more willing to accept your offer.

Speed up the inspection
Sellers in Wilmington DE and Southeastern PA want to close the deal as efficiently as possible and for top dollar. To this effect, if you can also get your inspector to the property within days after your accepted offer, they can feel more confident that there will be no hiccups in the process.

Offer more
In some cases, if you don't want to risk losing the home to a cash buyer, you can offer more than what you think the home is worth. Cash buyers will oftentimes offer a lesser amount because of the lack of hurdles sellers will have to jump, so if you can top the cash offer, you may put yourself in a better position to win the property! Depending on how much more you offer, the increase likely won't change your mortgage payment much over the life of the loan. 

Be personal
You have probably heard stories of buyers writing sellers letters in an attempt to make their offer stand out. If the home you're bidding on is indeed your dream home, what could it hurt? Tis the season to sell your Delaware or Pennsylvania home! In my last blog post, I shared Staging Tips for Selling Your Home During the Holidays and while it can indeed be a great move to list this time of year, you'll want to make sure you are following what NOT to do during the holidays as well.

Below are five things not to do during the holidays if you plan to sell your Wilmington, Newark, or Southeastern PA home:

Do Not: Put up damaging decorations
It's exciting to deck the halls and turn your home into a magical winter wonderland, but if you can, avoid doing so with damaging decorations. Anything that can leave marks or holes on your walls, scuff the floors, rip the carpet, even leave scratches on the ceiling should be avoided. These are easy to spot as a homebuyer and they will take note when the arrive to view your home.

Do Not: Go into holiday debt
As you're buying gifts this holiday season, pay close attention to your budget and your wallet. When the time comes to move into a new home and take on a new mortgage, lenders will not want to see a mountain of debt that you acquired during the holidays. Keep your future mortgage approval in mind as you shop and avoid racking up those credit card bills.

Do Not: Display large gifts
If you plan to give (or receive!) any large gifts this holiday season, it's best to keep them in storage until after your home sells— or at least when buyers may be present. These large gifts can take up valuable space in your home that make the property feel smaller and more cluttered. Keep clear paths and try to create the illusion of an open, airy space if possible.

Do Not: Buy a new pet
Everyone wants a new pet for the holidays, but when you take into account playful paws that can do damage to your home, as well as potty-training, it may be best to wait until you arrive in your new home. As a Delaware or Pennsylvania home seller, you could just be creating more work for yourself in having to cover up stains, odors, and clean up hair to impress buyers. 

Do Not: Buy for your current home
Home-related gifts are great options for the holidays, but be sure not to buy for your current home. Big ticket items like furniture or appliances should be purchased with your new home in mind, or you could wind up with something you may have to sell or replace when the time comes to move.

We even shared in our last market stats post that inventory for Q2 of 2017 was standing around a 3.9 months supply— a 21 percent decrease from the previous year. But does that mean you should shy away from listing your Wilmington DE or Southeastern PA home this fall? No! 

The real estate market could use your home and if you've been thinking about selling, below are the top tips for a successful sale during this time of year:

Clean up the yard
This time of year, the leaves have started to change and fall and may be cluttering up your yard. Take the time to rake all of the debris currently in your yard to make a nice impression on potential buyers who may drive by or arrive for a showing.

Ramp up curb appeal
Curb appeal helps to create cozy, welcoming feelings in Wilmington DE or Newark DE buyers, so start with your front door! Add seasonal mums on either side and consider adding a subtle fall wreath to welcome buyers inside.

Warm up the house

3 Refinancing Myths in Greater Wilmington DE Real Estate

It is no secret that mortgage rates won't be this low forever and as a result, many Greater Wilmington DE homeowners are thinking about refinancing. Refinancing can indeed save you thousands if you strike while rates are low, however, this is one real estate topic that comes packaged with dozens of myths.

Below are three common refinancing myths that end up holding Southeastern Pennsylvania homeowners back from saving money on their loan:

1. You're Too Late to Refinance
If hearing about rising rates has caused you to hit pause on your decision to refinance, think again! You most definitely have not missed your chance to save on your mortgage. As long as your lender confirms that refinancing will indeed lower your monthly payment and you are on the same page with the costs associated with the refinance, now is still a great time to make it happen!

2. You Won't Qualify
Even if you are trying to improve your credit or have recently switched jobs, you may still be able to qualify for a refinance. Don't let this hold you back from inquiring! The best course of action is to meet with a local lender to discuss your options and your eligibility as many requirements are beginning to loosen again and you could be surprised!

3. You'll Have to Reset the Term to 30 Years
If a refinance could be favorable for you, but you've already paid off decades of your home loan, don't jump right into thinking the term will be reset to the 30 year mark. Perhaps the best move during your refinancing is not the standard 30-year loan, but a shorter term ARM (adjustable rate mortgage). Consider your future plans and the time you plan to live in your current home as a shorter loan could still allow you to save and when the higher rate sets in, you may be ready to sell and move on!
