Updated: Q4 Delaware and Pennsylvania Real Estate Market Stats 2019

It's a new year, which means it's time for a new Delaware and Pennsylvania real estate market update! We're looking at 2019's final few months, also known as Q4, and from our last real estate market update, you'll find a few noteworthy changes in the market. 

As you know, the market is always evolving, especially with the seasons, but buyer demand isn't budging in Delaware and Pennsylvania since buyers now shop year-round for properties on their smartphones, tablets, even set up email alerts with new listings! 

From this time last year, current real estate inventory is slightly higher— which is great news! If you have questions about the market where you live, it is always best to contact your agent for an up-to-date look at the market. As your local experts, the Kat Geralis Home Team is here to help!

From October to December 2019, 1,714 homes were sold (just under where this number sat in our Q3 report) with a median sold value of $240,450 (again, slightly lower than our last report).

The number of units listed during this timeframe was 1,690 homes— which comes in under this number from our last report, but as you can see, buyers are still very much browsing inventory and not waiting long to jump on the home that best meets their needs as the days on the market figures stayed about the same as our Q3 report.

The average days on the market for New Castle County for homes listed during October, November, and December are as follows:

October: 42

November: 42

December: 40

The winter months, especially over the holidays, can be less busy when it comes to moving homes in New Castle County, but you'll notice that the Days on Market (DOM) for properties during this time didn't increase much from month to month.

Updated Delaware and Pennsylvania Real Estate Market Stats 2019

It's time for a new Delaware and Pennsylvania real estate market update! As you know, the market is always changing, especially with the seasons, but buyer demand is still high in Delaware and Pennsylvania since buyers now shop year-round for properties on their smartphones, tablets, even set up email alerts with new listings! 

Inventory is still slightly under where it was at this time last year. But remember, this is always changing! If you have questions about the market where you live, it is always best to contact your agent for an up-to-date look at the market. From July to September 2019, 2,004 homes were sold (about the same as the last time we shared this report) with a median sold value of $248,000 (slightly up from our last report). The number of units listed during this timeframe was 2,199 homes— which comes in just under this number from our last report, but as you can see, buyers are still very much browsing inventory and not waiting long to jump on the home that best meets their needs! Even with the changing seasons!

The average days on the market for New Castle County for homes listed during July, August, and September are as follows:

July: 37

August: 42

September: 39

While the summer months are typically a popular time for buyers to move homes in New Castle County, you'll notice that the Days on Market (DOM) for properties during this time didn't drop much as we headed into September.

As you know, the market is always changing, especially with the seasons, but buyer demand is still high in Delaware and Pennsylvania since buyers now shop year-round for properties on their smartphones, tablets, even set up email alerts with new listings! 

Inventory is hovering around the same mark, if not slightly under, as compared to this time last year. From April to June 2019, 2,007 homes were sold with a median sold value of $239,000. The number of units listed during this timeframe was 2,714 homes— so as you can see, buyers are still very much browsing inventory and not waiting long to jump on the home that best meets their needs!

The average days on the market for New Castle County for homes listed during April, May, and June are as follows:

April: 64

May: 54

June: 47

Updated Real Estate Market Stats for Delaware and Pennsylvania

We're back with another Delaware and Pennsylvania real estate market update! The market is always changing, especially as the seasons change, but homebuyer activity is still high in Delaware and Pennsylvania as buyers continue to shop year-round for properties on their smartphones, tablets, even email alerts with new listings! As you may have also noticed, sales prices are still climbing while inventory is still much lower than it has been in past years. For the third quarter of 2018, there were 1,765 homes for sale— a 24.4 percent decrease in inventory from the same time last year. Try not to worry too much about this as lower inventory trend is not something only occurring here in Delaware and Pennsylvania; this is something going on all across the country! The median sales price saw a 2.7 percent increase, rising to $231,000 and the number of home sales rose slightly by 0.2 percent for a total of 2,054 total closed sales in Q3. 

The average sales price in New Castle County for the second quarter was $254,149, a 0.1 percent increase from this time last year! This is something to note, home sellers— now can be the perfect time to sell your home as buyers are still out searching for their dream homes! The percentage of the original price received also saw a 1.1 percent increase in Q3, coming in at 96.8 percent!

Inventory for the third quarter of 2018 posted a 24.8 percent drop from the previous year, totaling a 2.9 months supply. Again, this is something to keep in mind, homeowners! The market could use your home!

It's time for another Delaware and Pennsylvania real estate market update! As you may have realized, homebuyer activity is still high in Delaware and Pennsylvania, home values are rising, and inventory is still hovering around the lower end of the real estate spectrum. For the second quarter of 2018, there were 1,833 homes for sale— a 24.5 percent decrease in inventory from the same time last year. But keep in mind, the lower inventory trend is not just happening here in Delaware and Pennsylvania; this is something we're seeing nationwide! The median sales price saw a 2.2 percent increase—which is new to the market—rising to $230,000 and the number of home sales dipped slightly by 1.4 percent for a total of 2,081 total closed sales in Q2. 

The average sales price in New Castle County for the second quarter was $256,046, a 2.4 percent increase from this time last year! This is also a change from what we've been seeing in the market, so make note home sellers! The percentage of the original price received also saw a 1 percent increase in Q2, coming in at 97 percent!

Inventory for the second quarter of 2018 posted a 26.5 percent drop from the previous year, totaling a 3.1 months supply— so keep in mind, homeowners, that now is a great time to considering selling your home!

Updated Real Estate Market Stats for New Castle County DE

It's a new year, so it's time for a real estate market update! Buyers are still out in high numbers, ready to find their dream homes in Delaware and Pennsylvania, while inventory is still trending around the lower end of the spectrum. Just remember, real estate is hyper-local, so it is always wise to contact your agent for a current snapshot of the market where you live— the Kat Geralis Home Team is here to help!

For the fourth quarter of 2017, there were 1,735 homes for sale— a 21.2 percent decrease in inventory from the same time last year. But this isn't just happening here in Delaware and Pennsylvania, lower inventory is a trend buyers are finding all across the country! The median sales price saw a 4.4 percent decrease to $215,000 and the number of home sales rose 2 percent for a total of 1,696 total closed sales in Q4. 

The average sales price in New Castle County for the fourth quarter was $243,299, a 2.7 percent decrease from this time last year. But don't let these decreases in average sales price or median sales price worry you— the percentage of the original price received saw a .7 percent increase in Q4, coming in at 95.2 percent!

Inventory for the fourth quarter of 2017 posted a 28.7 percent drop from the previous year, totaling a 2.9 months supply— just one more sign that the market is ready for your home! Updated Real Estate Market Stats for New Castle County DE

Now that we’re in the midst of summer, the real estate market has seen a rapid increase in buyer demand! Buyers are out in droves in Greater Delaware and Southeastern Pennsylvania, ready to find their dream homes, however they are also being met with limited inventory. How do you know what the market is like in your area? You can always count on the Kat Geralis Home Team to keep you updated with how the current real estate market in Wilmington, Newark, Chester County, Delaware County, New Castle County and beyond is behaving. Just take a look at the following statistics!

For the second quarter of 2017, there were 2,253 homes for sale— a 14.1 percent decrease in inventory from the same time last year and as we mentioned above, a trend that buyers are finding not just in Delaware and Southeastern PA, but all across the country! The median sales price did post an increase of 2.3 percent to $225,000 and the number of home sales rose 12.4 percent for a total of 2,091 closed sales in Q2. This number alone shows buyers are determined and ready to buy, thus pushing up the number of properties sold! 
 
As you can see from the charts above, the average sales price in New Castle County for the second quarter was $250,162, a number that rose 2.3 percent from this time last year, and what’s more, home sellers in the area will be glad to note that the percentage of the original price received comes in at 96 percent, posting an increase of 0.8 percent!
 
Inventory for the second quarter of 2017 posted a 21 percent drop from the year prior, totaling a 3.9 months supply— which is why the market is ready and waiting for your home! With few homes for sale, home sellers are likely to spark a bidding war or sell their home in a limited number of days, pending the right real estate team to help you achieve your goal. Real Estate Market Stats for New Castle County DE

It's a new year and for Delaware and Pennsylvania residents, both buyers and sellers, that means reevaluating their real estate goals and deciding when to jump on the opportunities currently available. But how can you be sure now is the best time? You can always count on the Kat Geralis Home Team to keep you updated with how the current real estate market is behaving in New Castle County. Take a look at the following statistics!

For the fourth quarter of 2016, there were 2,064 homes for sale— a 12.2 percent decrease in inventory from this time last year and a trend that we're seeing in many places around the country. The median sales price did post an increase of 4.4 percent to 224,883, however, and the number of home sales rose nearly 10 percent to 1,630 which proves that buyers are still out pushing up demand!

As you can see from the charts above, the average sales price in New Castle County for the fourth quarter rose 4.3 percent to $250,630 and also a plus for local home sellers, the percentage of the original price received comes in at 94.4 percent— a number that remains unchanged from this time last year. 

Inventory for the third quarter posted a 15.6% drop from the year prior, totaling a 3.8 months supply— but just remember, that did not stop buyers! The number of home sales still saw gains in 2016's fourth quarter! Given these statistics, you may notice that now is an excellent time to be a home seller in the New Castle County real estate market and with mortgage rates still at historic lows, you could sell your property successfully and move on for the perfect price!

September 2016 Real Estate Market Stats for New Castle County DE

For Delaware and Pennsylvania residents, buyers and sellers alike, it is no secret that the real estate market is ever-changing. As always, if you've found yourself wondering how the current real estate market is behaving in New Castle County, you can count on the Kat Geralis Home Team to keep you updated with the latest statistics!

For the third quarter of 2016, there were 2,544 homes for sale— an 9 percent decrease in inventory from this time last year and a trend that continues around the country. However, the median sales price remains unchanged and the number of home sales (+0.1%) has slightly increased from this time in 2015!

And while the median sales price has not changed much from last year in New Castle County, the average sales price for the second quarter is up 1.8 percent to $251,112. But home sellers need not worry too much about lower inventory once again as the percentage of the original price received does come in at 95% (+0.2%)— up slightly from 2015!

As you can see from the graphics above, inventory for the third quarter posted a 12.4% drop from September 2015 to a 4.8 months supply—but home sales are still succeeding! Buyers are still present in the New Castle County real estate market and with mortgage rates still at historic lows, now is still a great time to move on to your dream home! This time of year is quite popular for Delaware and Pennsylvania residents to make a move! If you've been wondering what the current real estate market is behaving like in New Castle County, you can count on the Kat Geralis Home Team to keep you updated with the latest statistics!

For the second quarter of 2016, there were 2,476 homes for sale— an 11 percent decrease in inventory from this time last year and a trend we're seeing around the country. However, both the median sales price (+0.5%) and the number of home sales (+5.4%) have increased from this time in 2015!

But while the median sales price has increased in New Castle County, the average sales price for the second quarter is down 1.2 percent to $242,066. But home sellers need not worry too much about lower inventory as the percentage of the original price received does come in at 95.2%— the same for this time last year!
