How to Go Green in Your Pennsylvania or Delaware Home

With spring nearly here, what better time is there to "green" your Delaware or Pennsylvania home than now? It's actually easier than you think to turn your home into an eco paradise and you probably have all you need already on hand!

Make it a weekend project or go room by room this week to spring clean and spring green the property. What's more, when you're ready to sell your Delaware or Pennsylvania home, buyers will notice that your home is already up to "green" standards or on it's way— which is a major plus!

Detox the Bedroom
An easy way to "green" your bedroom is to detox all of the linens and especially the curtains. You may wash your sheets and bed linens often, but how about your pillows? Cleaning your pillows will help keep toxins and dust mites at bay. You can also keep mold away in the bedroom by opening your curtains and shades and letting the sun take care of any extra moisture. Go the extra step by letting the sun shine on your bed linens for the same effect.

Reduce VOCs
There may be a few non eco-friendly products in your home in Delaware or Pennsylvania— for instance, cleaning products, paint and chemicals. An easy way to clear out the bad is to toss the cleaning products that contain chemicals like formaldehyde and purchase "green" cleaning products. Eco-Lighting
Switch your light bulbs to CFL, eco-efficient bulbs. According to Bright Nest, "CFL is an acronym for 'compact fluorescent lights,' and they function as an alternative to incandescent bulbs." These bulbs do not lose energy to heat and consume less power.

Recycle!
Come up with an easy recycling plan for your home. If you don't already have them, purchase containers that will hold your paper, glass, plastics and place them in easy to reach places. You may even want to visit your local recycling center to find out what you can and cannot recycle in your area. After that, post instructions near your home recycling center so you can gather all of the right products in the right bins.

But remember, not all lenders are the same, so it is key to ask a few questions in order to find the best fit for you:

Is now the right time for me to buy?
Depending on your specific financial situation, it may be in your best interests to put in an offer on your dream home now or wait until next year when your buying power is stronger— and a great lender will tell you that! The right lender will clearly explain how your debts and down payment can affect your buying power—or your ability to qualify for a mortgage and favorable rate—and how that will play into your timeline.

What credit score do I need to qualify?

Spring is just around the corner here in the Greater Wilmington DE area and many buyers will soon make a break for the real estate market, ready to find their dream home. And while of course you have a variety of options when it comes to what your new home will include—open concept, updated kitchen, large backyard, extra storage space—there are ultimately two types of properties to choose from: Existing and New Construction.

Existing homes may have the character you're looking due to their age, but if you ultimately decide that a new construction home in Wilmington DE or Southeastern PA would be the best fit, there are a few things you should note.

There are not always in the MLS
As a buyer, you may not know that new construction homes cannot always be found in the MLS, or the real estate websites you use to search for available properties. Builders often have a team working on-site and advertise through local media to get the word out about their homes. If you have decided on a new construction home, let your real estate agent know so they can round up the best options for you!

Early discounts might be available
Depending on where you come in on the sales process, you may find that a builder is happy to offer you a discount or lower price on a property in order to meet their quota and drive future sales. However, don't be distracted too much by the lower price as you are then locked in to the project and may risk losing your down payment should you decide to cancel the transaction before the build actually begins.

Upgrade discounts may also be available
As I mentioned above, certain points in the sales process may allow buyers to negotiate easier. For instance, toward the end of the building project, builders are often more willing to compromise in order to wrap up their sales. A lower sales price may not be in the cards, but they may offer you an upgrade discount where you are able to choose a pricer finish like hardwood flooring or stainless appliances instead of standard finishes. Depending on what you choose, the upgrades could make for a better deal than an initial drop in price!

Clean the windows

As more homebuyers decide to make the transition from renting to homeownership, it's becoming clear that much of the real estate market is uncharted territory for them.

The home buying process goes beyond just searching for your dream home— it involves a saving for a down payment, getting pre-approved and it's also important you are prepared to file a mortgage application

Now that doesn't mean all mortgages are created equal. As a homebuyer in Wilmington, Delaware—especially a first-time homebuyer—you will want to find the best mortgage for you and your personal situation. How can you tell you've chosen correctly? Keep the following in mind:

  • Fixed-rate mortgages

A fixed-rate mortgage, just as the name suggests, has the same interest rate throughout the life of the loan. This type of mortgage is great if interest rates begin to climb, however, if they fall, you will be stuck with the same payment.

  • Adjustable-rate mortgages

Think of this as the opposite— the mortgage with a rate that changes throughout the life of the loan. An adjustable-rate mortgage usually begins with a low, short-term interest rate (which will stay low if rates follow suit) and yet if rates rise, your payment could do the same.

  • 30-year mortgages

As a homebuyer in the Wilmington and Newark area, you have likely heard about 30-year mortgages. This is a common route, but you also have the option of taking on a shorter term mortgage; for instance, a 10, 15 or 20 year loan. The loans with the shorter payback period will allow you to pay less interest, but the payments will be higher than the standard 30-year mortgage.

Interest rates and terms can vary widely among lenders and you will need to compare these to find the best deal.
